Purchased in April 2012, this former antiquarian bookshop sizes nearly 23,000 ft² and was acquired with immediate repositioning in mind. At the time of purchase the building was unmodernised, but it unquestionably had ‘good bones’. It is a distinctive Grade II listed period building with high ceilings and abundant light creating a dramatic space. Located on one of London’s most prestigious garden squares, the site also has strong micro location drivers.
We appointed architectural firm Orms to act on the site’s redevelopment that commenced in late 2013. The final plans were less of a redevelopment and more of a refurbishment with the original fabric being repaired both internally and externally with planning secured for an expansion of the second floor and addition of a third floor in the future.
Ahead of the completion of the refurbishment we were able to sign an agreement with Marian Goodman for space for her first London gallery as well as the balance of the space being re-let to one of the incumbent tenants, a post production sound recording studio with a long history in the building.
